Investment Approach

Grit Investment’s has a track record of finding value-add properties and renovating and improving them. At which point the property can be refinanced, exited, or held onto for long term cash flow.

Acquisition Criteria

Grit Investments has a focus on real estate assets that are not oversaturated by institutions and large players who have a low cost of capital. We focus on affordability, value add, user experience and a low cost of overhead and risk.

Acquisition criteria:

  • Properties located in midwest and southeast (specifically North Georgia, Central Florida, suburbs of
  • Charleston SC, Des Moines, and Indianapolis.
  • Class B/C property with value add opportunity
  • Under 30 units
  • $1 million to $5 million total capitalization
User Experience properties – there is a shift in travel and people seeking experiences. We are also seeking low overhead, low cost, high cash flow properties which require less management than multifamily or commercial real estate. With a very selective and discerning approach, we are analyzing these high cash flow deals that pay back capital in 12-18 months.
